Homeowner Association (HOA) Management

Cummings Real Estate, LLC currently assists a number of Homeowner’s Associations (HOAs) in various capacities.  We can assist with general administration, contract administration, financial management, and covenant enforcement.  If you need one or all of these services, we can help.  We will set a price to fit the specific needs of your community.  The following is a sampling of tasks our company can perform.

PART I Administration and Financial Management:  Cummings Real Estate, LLC will assist HOA Board of Directors (hereinafter “Board”) in the general administration and financial management of the affairs of the Association and of the Common Areas of the Subdivision.  Cummings Real Estate, LLC will do the following regarding administration and management:

  1. Assist the Board in the enforcement, by legal means, of the provisions of the Articles of Incorporation and the Bylaws.
  2. Assist the Board by keeping books and records with detailed accounts of the receipts and expenditures affecting the Association and administration.
  3. Provide financial reports to the Board to assist them in the preparation and adoption of an annual budget.
  4. Issue invoices to Homeowners for HOA dues.  Account for and ensure collection of dues.  Enforce appropriate fines for late or nonpayment.
  5. Deposit proceeds into HOA designated account.
  6. Reconcile monthly bank statements.
  7. Assist the Board in the care, maintenance, repair and insurance of the Common Area of the Subdivision, and for the purchase, maintenance, and repair of street lamps and component parts for use in the Subdivision as required by the City of Madison, AL.
  8. Assist the Board in obtaining contracts for the management, care, maintenance, repair and insurance of the Common Area of the Subdivision.  Obtain approval from Board for new contracts as well as payments for contracted work.
  9. Assist the Board with the filing and adjustment of all claims arising under the Association insurance policy for a casualty loss and obtain reliable and detailed estimates of the cost of repair of reconstruction of the damaged or destroyed property.
  10. Assist the Board in instituting legal proceedings on behalf of or against the Owners concerning the Association.
  11. Provide Mortgage Holders of a Residence specified HOA information upon request. 
  12. Maintain Pool Access.

PART II Covenant Enforcement:  Cummings Real Estate, LLC will enforce the Covenants on behalf of the HOA.  Cummings Real Estate, LLC will do the following:

  1. Drive (or walk) entire community twice monthly.
  2. Make notations of violations per the HOA Covenants.
  3. Send individual HOA members violation notations with appropriate fines.
  4. Send a monthly report summary of all violations to the HOA Board.
  5. Send an invoice to the HOA Board for approval of the monthly service fees.
